In
order to ensure that the development and your home have been maintained to the
highest standards, it is obviously necessary and common practise to charge
each property a monthly maintenance charge which is paid quarterly,
in advance.
The maintenance charge
covers the following.
- Garbage removal;
- Gardening and irrigation
of all public and private areas;
- Security – Physical
security, 24 hours a day, 7 days each week;
- Manager and staff of
the site office together with all utilities and office supplies;
- Insurance for all common
areas;
- All common area electricity
and water charges;
- Pool cleaning - all
individual Villa and common area pools including all chemicals;
- Accounting fees;
- All applicable government
and leasehold annual taxes;
- Sinking fund to cover
maintaining the common areas in pristine condition including roads and
building exteriors. Also to add or replace landscaping and equipment
as necessary.
